Senior Living Development

Designing and developing senior living communities requires a special understanding and expertise, as most seniors require facilities and services for healthcare assistance and to sustain their independent living experience. We understand, and have the expertise to match the community with the local senior care needs. Here are a few of the senior living communities our team has developed.


Tabor Hills – Naperville, Illinois
Served as General contractor for this two story, 95 unit, full service supportive living facility on a 10 acre site. Includes group and private dining areas, on site nursing, fitness programs, staff dietitian, general store, beauty salon, and off site events.

British Home Assisted Living Center – Brookfield, Illinois
Developed and constructed this 58,472 square foot, four-story building consisting of 73 units and featuring an independent kitchen and dining facility to service the entire campus.  

Sunrise Assisted Living – Mississauga Ontario, Canada
This four-story, 65,000 square foot Assisted Living Facility has 85-units. We provided pre-construction estimating, value engineering and constructability reviews, scheduling, bid packaging, subcontractor pre-qualification and management of the bid/award process.

Retail Development

The Gart Team is highly experienced in the development of retail real estate. Gurnee Mills – Gurnee, Illinois
Assembled land and leased anchor positions for this 2.2 million square foot Super Regional Mall.

Promenade Point Shopping Center – Bolingbrook, Illinois
Assembled land for this Regional Mall in excess of 1 million square feet and achieved $27 million Special Service Area for the development. 

Cress Creek Plaza – Naperville, IL
In 1997, we acquired this 145,000 square foot, neighborhood shopping center. We serve as owner, re-developer, leasing, and management.

Hartford Plaza, LLC – Hartford, WI
This 149,000 square foot, grocery anchored neighborhood shopping center was acquired in 1998. Our responsibilities include ownership, re-developer, leasing, and management.

PNC Plaza – Columbus, Ohio
358,000 square foot, 23 story, office building acquired in 2002.Our firm’s role: Owner, re-developer, leasing, and management.

Meidinger Tower – Louisville, Kentucky
322,129 square foot, 26 story building acquired in 2004 and
sold in 2013. Our firm’s role: Owner, re-developer, leasing, and management.

PNC Center – Akron, Ohio
240,000 square foot, 23 story, office building acquired in 1999. Our firm’s role: Owner, re-developer, leasing, and management.

One Energy Center – 
Naperville, IL
Three story office buildings totaling 162,560 square feet. We acquired this property in 2012 and serve as owner and management.

Residential Development & Management

The design, development and management of multi-family residential buildings—for apartment lease and condominium ownership—are an important aspect of our real estate business and portfolio. Here are a few samples of our residential developments.




Boulder Hill Apartments – Montgomery, Illinois
This suburban apartment acquisition in 2011 consists of 13 buildings, 133 units. We served as Owner (until its sale in 2013), and management.

Santa Maria Apartments – Oak Park, Illinois
This vintage 112 unit suburban apartment building was acquired in 1983
and sold in 1995. We served as owner, re-developer, and management.

Sherman/Davis Properties – Columbus, Ohio
We acquired ownership and management responsibilities for this apartment property in 1979. It includes 11 separate complexes, with 2,079 units. We sold our interest in 1983.
